GENERAL: 

  • Home is registered under Tarion New Home Warranty Program (registration fee is included in Purchase Price). Builder Registration # 33114
  • Builder to pay the associated H.S.T. and the Purchaser agrees to assign any rebate back to the Builder.

QUALITY CONSTRUCTION FEATURES:

  • Poured concrete foundation. Damp proofed and wrapped with a dimple sheet membrane and perimeter drainage to interior sump, or to Municipal Service where available.
  • 2″ x 6″ exterior walls with 7/16″ OSB sheathing and continuous air barrier.
  • Basement exterior walls strapped with 2″ x4″ and bat insulation to floor c/w vapor barrier.
  • Wood floor joist with 5/8″ plwood floor sheathing, glued and screwed.• Pre-engineered wood trusses c/w 7/16″ OSB sheathing, roof pitch as per building plan.
  • Garage is 2″ x 4″ construction, not insulated, pre-wired outlet for garage opener. Garage doors are insulated.
  • Self-sealing, high-grade asphalt shingles with 25-year manufacturer’s warranty c/w tar paper and vents.
  • Main entrance doors are either solid panel and side light, or doors with glass panels, as per floor plan.

EXTERIOR FINISH:

  • Brick exterior as per elevation and floor plan.
  • Vinyl shutters and horizontal siding as per elevation.
  • Maintenance-free aluminum soffit, fascia, eavestrough and down spouts.
  • Driveway completed with crushed stone gravel.
  • Lot to be fully sodded (in town – season pending).
  • 100Ft2 pressure-treated deck with railing and stairs.

WINDOWS AND DOORS:

  • Maintenance-free vinyl thermopane windows, casements on the front, sliders on the sides and rear. Operating windows c/w screens.

  • 200 amp hydro service with circuit breaker panel, and copper wiring throughout, as per Ontario Hydro regulations.
  • White receptacles, Decora switches and plates.
  • Bedrooms wired for overhead lights.

  • Choice of custom quality kitchen cabinets from builder samples and bathroom vanity c/w 1 bank of drawers. Cabinets with laminate countertops from Builder samples. Cabinets include Crown Mould, soft close/self close and hardware on drawers.
  • Rounded drywall corners.
  • Hardwood in great room & hall, ceramic tile in baths, kitchen and foyer, carpet in bedrooms and stairs.
  • Mirrors over bathroom vanities, towel bar and toilet tissue holder in bathrooms.
  • Pin hinge or spring door stops on all doors.
  • Home fully cleaned prior to presentation.
  • Choice of 2 paint colors, excluding colonial trim and doors – to be painted white.
